Decorating a Child's Bedroom in a New Build

The Bedroom That Has to Work Twice as Hard
In a new build, the second and third bedrooms are often small, boxy and finished in the same builder's white as the rest of the house. That makes the child's room a particular challenge: it has to be a genuine space for sleeping, playing and growing up, but it also has to look calm and uncluttered when viewers walk through with a sales adviser. The good news is that the choices which make a child's bedroom practical are usually the same ones that make it photograph well.
Whether you're decorating a room for a newborn, a toddler or a seven-year-old, think in layers. Build a base that will last, then add the personality in things you can change cheaply.
Start With a Calm, Adaptable Base
Resist the themed wallpaper and the full-wall mural. They date fast, they're expensive to remove, and they can make a modest room feel cramped. Instead:
- Paint walls in a warm off-white, chalky grey or soft sage. These flatter natural light and won't fight with bright bedding.
- Use a washable matt emulsion on walls and an eggshell on skirting and window boards — it wipes clean far better than standard emulsion.
- Keep ceilings white and unfussy; in a small room, a lighter ceiling makes the space feel taller.
- Save the personality for removable elements: wall stickers, fabric bunting, framed prints, a painted chalkboard panel fixed behind a desk.
For flooring, a short-pile carpet is warm underfoot and easy to clean. If the house came with laminate, add a washable rug that can be lifted and shaken out — and take it with you when you move.
Colour Schemes That Grow With Your Child
Pick one base wall colour, then introduce two accent colours that you're happy to live with for several years. Soft sage with coral, or warm grey with mustard, will take a child from cot to secondary school with only small updates. If you go for a stronger shade, use it on a single wall or on the inside of a wardrobe rather than all four.
The trick is to update through textiles rather than paint. Cushions, bedding, curtains and a lampshade can shift the whole mood of the room for less than a tin of paint, and they're the first things you'd pack anyway. Keep a note of the paint colour and finish you used — in a new build you'll almost certainly need to touch up scuffs before a viewing or a sale.
Safe, Sturdy Furniture That Adapts
Safety comes before styling. Anything taller than it is wide — chests of drawers, bookcases, shelving units — should be anchored to the wall with an anti-tip strap. This is a five-minute job and it's the single most important thing you'll do in the room.
- Cot: check the gap between mattress and sides, use a firm mattress that fits snugly, and never place a cot directly beneath a window or within reach of a radiator or blind cord.
- First bed: a toddler bed with low sides buys you a couple of years; a single bed at 90cm by 190cm is the long-term workhorse and will see them through to their teens.
- Later: a mid-sleeper or bunk bed releases floor space, but only if the ceiling height and window position allow it.
Choose furniture with rounded corners and a low-VOC or water-based finish, and leave at least 60cm of clear floor between the bed and the opposite wall — enough to open a drawer, walk past comfortably and vacuum without a wrestling match.
Storage That Keeps Viewings Simple
The fastest way to make a child's bedroom look tidy for a viewing is to give everything a home. Aim for a mix of child-height and adult-height storage:
- Low open shelving with fabric baskets at the child's level, labelled with pictures for pre-readers.
- Under-bed drawers or a shallow lidded box for shoes, spare bedding and off-season clothes.
- A wardrobe with a high shelf for the things you want out of reach — paints, craft supplies, anything breakable.
Cap the amount of toys in the room. Keep a rotation box in the loft or garage and swap the contents every few weeks; children play with less when there's less on display, and there's far less to tidy. Before a viewing, a simple ten-minute reset does the job: beds made, surfaces cleared, floor clear, bins emptied.
Light, Warmth and the Finishing Touches
A few small details lift the room from nursery to genuinely lovely:
- Blackout at the window. A blackout blind or lined curtain is essential for summer evenings and will help everyone sleep.
- Blind cord safety. Use cordless blinds, or fit a cleat high on the wall and keep cords permanently tidied away.
- Warm lighting. A 2700K bulb in a shaded lamp gives a soft glow; add a plug-in night light rather than leaving a ceiling light on.
- Sockets and shelves. Fit socket covers if you have small children, and keep high shelves for anything precious or fragile.
- A mirror. One well-placed mirror bounces light into a dark corner and makes a narrow room feel wider.
None of this needs to be expensive or permanent. Build a calm, safe, hard-working base, add colour you can change on a whim, and you'll have a room that grows with your child — and one that still shows beautifully when the estate agent calls.
