What to Look For During a Show Home Visit

What to Look For During a Show Home Visit

Walking into a show home can be a genuinely exciting experience. The lighting is warm, the furniture is perfectly proportioned, and the soft furnishings make everything feel effortlessly elegant. But it’s important to remember that show homes are staged to sell a lifestyle, not necessarily to reflect how you will live in the space. To make a sound decision, you need to look past the decorative touches and focus on the fundamentals: room proportions, storage, natural light, and finish quality.

Assess Room Proportions and Flow

One of the first things to do is ignore the furniture layout and imagine your own. Show home designers often use slightly smaller-scale furniture to make rooms feel larger. A sofa might be a compact two-seater rather than the three-seater you own, and beds may be positioned to maximise floor space. Use a tape measure if you can, or pace out the room. Check whether your existing furniture would fit comfortably. Look at the flow between rooms: are doorways wide enough for buggies or wheelchairs? Is there a clear route from the kitchen to the dining area? In smaller UK homes, every centimetre counts, so consider how the space will work for your daily routines.

Scrutinise Storage and Practicality

Show homes often have clever storage solutions, but they can be misleading. Built-in wardrobes might look spacious, but check the depth and height. Are there shelves and hanging rails? Is there enough room for a chest of drawers? In the kitchen, open shelves may look stylish, but they don’t hide clutter. Look for adequate cupboard space, a decent pantry, and room for a full-size fridge-freezer. Under-stairs storage is a bonus, but is it accessible? Don’t forget the hallway: is there space for coats, shoes, and a pram? A show home may hide storage behind clever joinery, so ask what is included as standard. Practical storage is far more valuable than decorative shelving.

  • Measure wardrobe depth — many are too shallow for adult coats.
  • Check kitchen cupboard heights and whether they reach the ceiling.
  • Look for a dedicated space for a washing machine and tumble dryer.
  • Test that drawers and doors open fully without blocking walkways.

Evaluate Natural Light and Aspect

Lighting can transform a room, but the show home’s artificial lights might mask a lack of natural light. Visit at different times of day if possible. Which way do the main rooms face? South-facing gardens and living rooms are often brighter, but north-facing rooms can feel gloomy. Check the size and position of windows. Are they obscured by furniture or heavy curtains? Look for any trees or neighbouring buildings that might block light. In the UK, where winters are long and grey, natural light is a major factor in comfort and energy bills. Also consider ventilation: can you open windows safely? Is there a draught? These details affect daily life far more than a pretty cushion.

Examine Finish Quality and Workmanship

Show homes are usually finished to a high standard, but that doesn’t mean every home on the development will be. Use your visit to check the quality of finishes. Run your hand along skirting boards and architraves: are they smoothly painted? Do doors close properly? Check the tiling in bathrooms and kitchens for uneven grout lines or lipping. Look at the joinery around windows and staircases. Are there any signs of rushed work, such as gaps or messy sealant? If the show home has a garden, check the turf and fencing. Ask about the specification: what flooring, kitchen units, and bathroom fittings are included? Don’t assume the show home’s premium finishes come as standard.

Test the Layout Against Your Lifestyle

Finally, think about how you actually live. A show home might have a formal dining room, but if you eat in the kitchen, that space could be wasted. Do you need a home office? Is there a downstairs loo? Are the bedrooms big enough for your family? Consider noise: are the bedrooms above the living room? Will you hear the washing machine? Check the position of radiators and plug sockets. Walk through the home as if it were yours: where would you put the bin, the ironing board, the Christmas tree? A show home is a blank canvas, but the layout is fixed. Make sure it suits your needs, not just the stylist’s vision.

Practical Tips for Your Visit

Go prepared. Bring a tape measure, a notepad, and your phone for photos. Visit on a weekday if you can, when there are fewer people and you can ask more questions. Speak to the sales adviser about what is standard and what is optional. Ask about the orientation of the plot, the boiler type, and the insulation. If possible, visit the actual plot you are considering, not just the show home. And remember: a show home is a marketing tool. It is there to make you fall in love with an idea. Your job is to fall in love with the reality.
